In order to encourage actions that boost the improvement of energy efficiency and the use of renewable energy in residential buildings, as well as to comply with the European directive on energy efficiency, IDAE implements a specific program of grants and funding worth 125 million euros.
To comply with Article 4 of Directive 2012/27/UE on energy efficiency, the Ministry of Industry, Energy and Tourism, through the Institute for Diversification and Saving of Energy (IDEA for its acronym in Spanish), intends to finance measures in residential buildings such as improving the energy efficiency of the thermal envelope and heating and lighting installations, or replacing conventional energy by biomass or geothermal heating systems.
The actions eligible for this grant should improve the overall building energy rating in at least one letter measured in the carbon dioxide emissions scale ( kg CO2/m2 year), with respect to the building’s initial energy rating. This improvement of its energy rating may be achieved by performing a type of action or a combination of several.
Subjects who can benefit from this program are individuals and companies owners of residential buildings (hotel use and home use), owners communities or groups of owners communities of housing for residential use, incorporated under the provisions of Article 5 of Law 49/1960 of 21 July on Condominium Property, houses owners or sole proprietors of residential buildings that meet the requirements of Article 396 of the Civil Code and who have not granted the condominium property establishing title as well as energy services companies.
To one type of action, one type of aid
Each decision taken as regards the building’s rehabilitation can benefit from a different type of aid. For example, if you choose to improve the energy efficiency of the thermal envelope, the grant will be perceived in the combined form of cash delivery without any consideration being required and repayable loan, if the decision is to improve the energy efficiency of the heating and lighting systems, the grant will come in the form of repayable loan, substituting conventional energy by biomass or geothermal energy in the heating systems will receive help in the form of a repayable loan.
Terms of repayable loans
– Interest rate: Euribor + 0.0% - maximum loan repayment period: 12 years (including a one year vesting period – optional) - Guarantees : guarantee or surety bond contract for 20 % of the amount of the loan.
